Don’t start the tour thing, making her believe that she has come to some hotel or something. Act as if she has already been there before. This will help put her at ease and create a relaxed atmosphere for her. Sit down on the couch and just relax. Pick an interesting conversation so that she forgets she is visiting you for the first time and her nervousness will come down a great deal.
